Can I buy property in the USA as a foreigner?

Yes, you can. A&D offers investment property solutions only. As a Foreign National, you can qualify with documentation of income earned in your country of residence or just with the cash flow from the subject property.

Can I use a Foreign National DSCR loan to buy a home as a foreigner?

Foreign National loans are intended to be used to purchase homes as investments, not primary residences. To purchase a primary residence in the U.S., you must be a U.S. resident and obtain a Conventional mortgage.

Do I need a U.S. credit record to apply for a Foreign National DSCR loan?

No, borrowers do not need to have a U.S. credit record to qualify for a Foreign National loan.

What documents do I need to prepare to apply for a Foreign National loan?

You should have the following documents ready before applying for a Foreign National loan in the U.S:
– A copy of your passport
– A copy of your unexpired visa
– A current credit report
– Proof of income for the past 2 years and the current year
– If you are self-employed, an accountant’s statement of income for the past 2 years and the current year
– A copy of your purchase contract
These documents should be translated into English by a certified translator. Gathering these documents before you fill out your applications can save you a lot of time and hassle.

Are there any restrictions on who cannot apply for a Foreign National loan? 

Yes. The following borrowers are not eligible:
– Borrowers with diplomatic immunity or otherwise excluded from U.S. jurisdiction
– Residents of any country not permitted to transact business with US companies are ineligible (as determined by any U.S. government authority)
– Irrevocable Trusts or Land Trusts
– Borrowers less than 18 years old

Can I close quickly on the property I want?

Yes, an experienced lender accustomed to working with Foreign National borrowers should be able to close this loan as quickly as a Conventional mortgage. And because some of the income and credit qualifications are comparatively easier, it may happen even faster.

How high will my interest rate be? 

Interest rates depend on several factors, but you can expect a rate that is competitive with those offered to U.S. citizens.
