What is the Debt Service Coverage Ratio?

The Debt Service Coverage Ratio (DSCR) is the ratio of an investment’s net operating income to its total debt service. It is a way to determine whether a borrower has enough cash flow to pay its current debt obligations.

How is DSCR calculated?

DSCR is calculated by dividing the property’s annual net operating income by the annual debt service (the total amount of principal and interest payments) on the mortgage.

How do DSCR loans work?

We evaluate your property’s rental income to determine if it can cover the mortgage payment. Higher rental income generally means a better chance of qualifying for a loan.

What are the requirements for a DSCR loan?

The requirements for a DSCR loan can vary. Typically, we will approve a DSCR as low as zero if you have a strong credit score of 680. We require a minimum credit score starting at 620, a down payment of at least 20%, and 3 months of reserves to qualify. The maximum you can borrow for a DSCR loan is $3 million. DSCR loans can be used for investment properties with up to eight units.
